Most homes take two to three hours on-site. We don't rush. Larger or older homes take longer. We give you a window when you book.
The inspector-performed portion is delivered within 24 hours. Lab work (radon, mold) and county records (permits) can take longer since they're outside our control. We submit those the day of the inspection and chase them until they land.

A Core inspection covers the full visual inspection plus the tech layer (thermal, pest, recall). Below-ground work (sewer, septic, well), environmental sampling (radon, mold), pool, and permit research come bundled into Plus and Total Protect, or as standalone add-ons. What is bundled varies slightly by market.
