Find it before the buyer does.
A pre-sale inspection walks the whole house before it is listed, or at minimum before it goes under contract. Every system, photographed, severity ranked, in plain English. You get the list first, while you still control the price, the repair and the timeline.
Why it matters right now
This is a buyer's market, and in a buyer's market the buyer's inspection report becomes a negotiating instrument. Their inspector finds something on day 12, and the number that comes back is not a repair estimate. It is an ask.

- 46.2%Share of May 2026 sales where the seller gave a concession, a record for that month.

A house sits for two reasons. The price, and what the buyer's inspector finds. A pre-sale inspection is the only thing that addresses both before the house ever goes live.
What you get
- The list first.Your contractor, your timeline, your cost. Not a number the other side invented.
- A price you can defend. You know what is behind it, because you have seen it.
- No surprises at day 12.What kills a deal three weeks in is what nobody looked for on day one.
- Something to disclose, on your terms.A finding you already know about is a disclosure. The same finding, discovered by the buyer's inspector, is leverage.
- One report, not a stack.Radon, sewer scope and air quality come back inside the same severity-ranked report instead of four separate PDFs from four vendors.
How it works
- Book it before you list. Pick your market and request a time. If you are already listed and not yet under contract, it still works, and it is the last window where it does.
- We walk the house. Roof, structure, foundation, attic, interior, electrical, plumbing and HVAC, with the tech layer on top: thermal and moisture scan, pest inspection and appliance recall check.
- You get the report. The issue summary lands ahead of the full report, inside 24 hours. Findings are ranked by severity so you can tell what matters from what does not.
- You decide what to fix. Fix it, price it in, or disclose it. All three are good outcomes. Being surprised is not.

Findings are observational, not diagnostic. Areas that cannot be reached safely are logged as limitations, not failures. We do not price repairs, we do not name contractors, and we accept no referral fee in either direction. Inspector licensing and certification vary by state. Every report carries the inspector's name, their license or certification number for the state the property sits in, and their signature. Pricing varies by market and property; request a quote.
